Transforming an Existing Residence

This Irvine project involved a substantial second-story addition to an existing residential property, expanding the home's living area from 1,445 to 2,476 square feet.

The 1,031-square-foot addition included three bedrooms and two bathrooms, resulting in an expanded five-bedroom, four-bathroom residence.

Beyond the additional living space, the project required extensive work to integrate new construction with the existing building, including foundation reinforcement, selective demolition, structural framing, roofing, and exterior finishing.

 Before the Transformation

The project began with an existing 1,445-square-foot residence. Expanding the home required more than simply constructing additional rooms—it involved carefully connecting the new second-story living area to the existing structure.

The original building conditions established the starting point for the structural modifications and expansion work that followed.

 Foundation Reinforcement & Structural Preparation

A successful second-story addition begins with the existing structure.

Before the new upper-level framing was constructed, the project included foundation reinforcement work as part of preparing the residence for its expanded configuration.

This phase involved exposing and preparing portions of the existing foundation, performing reinforcement work, and coordinating the structural modifications needed for the planned addition.

These behind-the-scenes construction stages are a critical part of the project's story. Although much of this work is concealed once construction is complete, it represents an important part of the overall transformation.

 Opening the Existing Structure

Following the initial structural preparation, portions of the existing upper walls and roof assembly were opened to accommodate the new second-floor construction.

This selective demolition exposed the original framing and created access for the next phase of structural work.

Unlike ground-up construction on an empty lot, a second-story addition requires the new framing to be coordinated with an existing building. This stage illustrates the complexity of expanding an established home while working within its original footprint.

 Building the New Second Story

With the structural preparation and demolition underway, the addition began to take shape through new wood framing.

The construction sequence shows the formation of the new upper-level walls, roof structure, and exterior sheathing. As framing progressed, the expanded building volume became visible above the original residence.

These photographs capture one of the most dramatic stages of the project—the transition from an opened existing structure to a newly formed two-story home.

 Bringing Old and New Together

As the structural work progressed, attention shifted to the building exterior.

Roofing, stucco, windows, and architectural details were brought together to integrate the new second-story addition with the original residence.

Matching the surrounding roof style and exterior finishes helped establish a cohesive appearance, allowing the expanded home to read as a unified structure rather than a visually separate addition.

Before & After: A Complete Residential Transformation

From the original 1,445-square-foot residence to the expanded 2,476-square-foot home, this project illustrates the scale of change possible through a carefully planned second-story addition.

The transformation added substantial living space while retaining a cohesive architectural character throughout the finished exterior.

 The Completed Transformation

The finished exterior showcases the expanded second-story structure, coordinated stucco finishes, windows, and tile roofing.

What began as a major structural modification is now an expanded residential building with additional living space and an exterior design that complements the surrounding architecture.
