Estimated design & build budget
Preliminary range, not a fixed bid. An existing-plan credit, if applicable, requires review and written confirmation.
What is generally included?
Typical structural construction applicable to the selected project type, standard foundation or permitted structural modifications, framing, roof and exterior finishes, doors/windows, interior drywall and insulation, basic electrical/plumbing/HVAC systems, standard kitchen and bathroom finishes, and normal construction labor and materials. For customers needing plans: standard architectural drawings, structural engineering plans, city plan submission, and ordinary plan-check corrections are included. Final scope varies by project and approved plans.
What is excluded from this estimate?
Specialty architecture/engineering beyond standard ADU plans, city permit and plan-check fees, unusual grading, soil remediation, retaining walls, major demolition, substantial sewer/water/electrical service upgrades, utility-company charges, long utility connections, landscaping/hardscaping, solar or sprinklers where separately required, unforeseen conditions, and owner-selected upgrades beyond the selected finish allowance. Garage conversions assume an otherwise suitable existing structure; major foundation or structural reconstruction is excluded.
